The full story and what I'd check
The expensive part, the engines, was rebuilt in 2019, and she's reported running mid-30s knots. What she needs is cosmetic: paint, polish and brightwork. That's why she sits $140K or more under other 45s, and it's a fair trade for a buyer willing to refinish.
On survey I'd get the rebuild invoices and oil analysis, moisture-meter the deck around the hatches, and check the tower and rocket-launcher bases for corrosion.
